Seller's stamp duty

Needed only if it was bought within the last four years: the date you exercised the option to purchase or signed the sale and purchase agreement, whichever came first. It decides which set of rates applies.

The date your buyer exercises the option, or signs the sale and purchase agreement.

Costs

Fees are agreed between you and your agent. Enter 0 if there is none.

Applies when the agency is GST-registered.

The usual arrangement. Switch off if it is paid straight to you.

Option period

How long the buyer has to exercise the option. Usually 2 weeks for a resale, but it can be negotiated.

Completion

Usually 8 to 12 weeks after the option is exercised, but it can be negotiated.

What this calculator leaves out

  • Income tax, and any tax on gains, are outside this calculator.
  • The lender's redemption figure and each owner's CPF statement decide the exact amounts on completion day.
  • Stamp duty reliefs and unusual transfers (part shares, sales between family members, sales under a court order) are not covered.
  • It works from the figures you enter. It is not a bank's approval, a valuation or advice.
