Land prices per square foot per plot ratio are the developers' land costs, not selling prices. The launch quarter is Sing Holdings' target in its SGX filings, not a fixed date, and URA SPACE's expected TOP year is an estimate on the map. A further Chuan Grove site (about 3.18 ha, an estimated 935 homes) is on URA's Reserve List for 2H 2026, unsold; make sure any brochure is for this project.
Buying here: what to settle before the preview
As private property, One Chuan Grove has no income test. For a buyer who already owns a home, the questions are stamp duty, the bank's limits and, for HDB owners, whether the flat has passed its minimum occupation period; James compares the routes in selling first or buying first (opens JamesWongHomes.com).
Payments follow the Housing Developers Rules' prescribed schedule: a fifth of the price within about two months of the option, most of the rest in stages as the building is completed, and the final part on completion. James's preview guide lists what to budget and ask before booking.
